If you
use a rental management company, select the company carefully. The
quality of marketing will determine the amount of sales. How much
advertising and internet marketing does this Big Bear company do
for you. Ask for an outline of their marketing plan.
Things
to consider
- What
areas is the company renting? All companies will rent cabins
and homes in Big Bear Lake, Moonridge and around the lake,
but will the company also rent in Big Bear City, Fawnskin
and Sugarloaf?
- What
percentage rate of the sale will you be charged? This will
depend on the services you will receive. Don't go with a company
just because they have a lower rate. Find out why. A company
that charges more, might offer more services that you might
want to take advantage of. You may or may not need these extra
services but you need to compare apples to apples: Examples
of that are
- Weed
abatement in Big Bear in the summer,
- snow
plowing during Big Bear winters.
- Does
the company provide linen and towels to the guests?
-
Do they have a good house keeping crew?
- Do
they offer a maintenance crew for repairs, upgrades and
renovations at a reduced cost to you?
- Do
they offer customer service to the guest to establish
repeat client
- Will
guests find your cabin? What is their marketing? Do they have
a strong online presence? Go to the major search engines and
type in big bear cabins, big bear rentals, big bear vacation
rentals and see who comes up.
- View
their website. Does the company provide easy navigation and
professional pictures of the homes they offer?
So
call around. Call different Big Bear vacation rental management
companies and compare apples to apples so that you can make an
informed decision dependant on your situation and needs. We'll
be happy to talk to you about this and advise you on your options
on an individual basis.
Creating
the perfect Big Bear rental:
Other
things to consider are how to set up your Big Bear cabin as a
vacation rental.
Here
are some tips:
- Don't
leave items in your cabin in Big Bear that you value.
Things may be knocked over or broken buy guests accidentally
and while rental companies have a damage deposit, you shouldn't
leave family heirlooms in the cabin.
-
Decorate your Big Bear cabin!
It is inexpensive and easy to do. Consider shopping online
for mountain decor items. Try ebay and look for mountain decor,
bear, moose, lodge items. Consider comforters with a mountain
decor. Again, think log, moose, bear, pine. Don't decorate
in flowers or like you would decorate your down the hill home.
Think mountain!
- Find
the right location.
Some of Big Bear's location may be more popular then others.
Talk to us and get our insights as to what may be more suitable
then others. Even various locations in Big Bear will influence
your rental income. Big Bear cabins in Moonridge will do well
in the winter since they are close to the ski resort, while
cabins near the lake will rent well in the summer when guests
want to use the lake. Homes in Big Bear Lake fall under the
Big Bear Lake City Ordinance and only permit a limited amount
of guests in your Big Bear rental, while Big Bear City is
less strict. And of course Big Bear real estate prices will
vary as well. Consider: Perhaps, if you bought your cabin
for your much less just outside of Big Bear Lake, within a
15 minute drive, you may need to rent it less too, since your
payments are lower. Which means less wear and tear on your
property, more time for you and your family to use it.
